What is your service?
We produce quality 2D floor plans for both residential and commercial properties. The floor plans are branded with your logo, and we supply you with quality PDF and JPEG files of your floor plan, including North point. The JPEG file is for use online. The PDF is for print marketing use, such as for inclusion in the property information pack for buyers. Both the PDF and JPEG files show the square metre footprint for the property (but this can be excluded ), and include a disclaimer in the footer for your protection.
How does the process work?
We produce floor plans from information supplied by you. In most cases, agents supply building plans as found in the LIM together with a brief and often photos. However, where LIM plans may not be available agents can sketch the floor plan and supply this.
To sketch and measure is easier than you may think. Sketches don’t need to be to scale or of expert quality, as our processes look after that. You simply need to record the information in a legible manner. To sketch and measure typical 3 bedroom single level property takes about 45 minutes, and we can supply you with a digital laser measuring device. If we work from supplied building plans, this is subject to us sighting them as the property may have changed since original construction.
We then redraw to create the new floor plans. You can email your sketch or plan to us at team@gawdygreen.co.nz or via our online job request page. For very large files, we can receive these via ‘Dropbox’. Alternatively, if it is a hard copy job then simply call in or courier it to us.

I already have the property floor plan from council records, so why do I need your floor plan?
The building plans held by council are black & white copies, containing lots of specification details which may or may not contain any outside areas such as patios, and may not be up-to-date and accurate. In any event, these detailed black and white copies are not suited to posting online as a clear and compelling layout plan for the property. Our floor plans are specifically designed for property marketing, whether online or offline, to help generate buyer interest and excitement – versus building plans that may be provided to buyers once they have actually made an enquiry. Therefore, our plans are there to support your sales activities at the very beginning of the process. In addition, by offering our sales-focused floor plans as part of your vendor marketing services can help you secure more listings – because it’s a competitive advantage.
We aim to produce residential floor plans within 3 working days, subject to studio workload at the time which can vary. For commercial floor plans, we’ll let you know at the time as properties can vary greatly.
Can I reuse the floor plan if I relist the same property in the future?
Yes. The fee we charge to produce the floor plan gives you the rights (as the customer billed) to use the floor plan indefinitely for property marketing. You are not permitted to on-sell, share the floor plan files with another party (other than for your marketing activities such as online/offline property portals or publications), or edit the floor plan files – as ownership and copyright remains with Gawdy Green.
For residential properties up to 180m2, the fee is $190 + GST per property if you choose to do ad-hoc floor plans. For properties between 181m2 and 300m2 the fee is $270 + GST. Properties above 300m2 are priced on a case by case basis. To amend a floor plan, the fee is $50 + GST. For example if further details are provided that were not included on the original brief to us . A single amendment fee can cover multiple actual changes to be done at the same time. Any amendments required for items that were included in the original brief are naturally at no cost. The fee for commercial floor plans is on a case-by-case basis due to property variation.
Can my property photographer sketch and measure the floor plan and work with you to produce my plans ?
Yes. We can either work directly with real estate agents or via a property photographer. In the latter case, the photographer is our customer, and we have no involvement in the fee you pay for the sketch and measure service.
